Over 250 waterfalls pour through the county’s gorges and coves, fed by some of the highest rainfall east of the Pacific Northwest. This is water country — the Davidson River, French Broad River, and their tributaries are everywhere, and Pisgah National Forest covers the county’s northern half with Looking Glass Rock and Sliding Rock as its most recognizable landmarks. Brevard, the county seat, punches well above its weight. Brevard College, the Brevard Music Center’s world-class summer festival, a growing cycling culture, and a Main Street with real restaurants and local shops give the town a cultural richness that surprises people expecting a sleepy mountain village. South of town, the landscape shifts — Lake Toxaway, Sapphire, and Cedar Mountain draw luxury buyers into gated and semi-gated communities where per-acre prices climb steeply. Rosman and Balsam Grove, further west, remain more affordable and wilder.
Transylvania Regional Hospital in Brevard provides 52 beds and emergency care. Brevard’s proximity to Hendersonville and Asheville — both under an hour — gives buyers access to larger medical facilities when needed. Broadband is decent in the Brevard corridor but drops off in the mountain areas, and cell service is unreliable deep in the Pisgah backcountry.
The essential challenge in Transylvania is buildability.
